At the end of the tenancy, I was presented with claims that appear to go beyond fair wear and tear and do not adequately account for depreciation.

Overall, my experience was that tenant concerns were not taken seriously, and basic obligations around property maintenance and communication were not consistently met. I would recommend exercising caution.

Elizabeth street. My wife was going to the city to return the keys but she could not find the office. I called reception to ask them for direction. This guy just could not tell me. I asked him 4-5 times and he was sort of typing still along the way. In the end I had a meeting and needed to cut the conversation. My wife had to ask people on the streets. Once she found it, they made her wait 20 minutes or so just to return some keys. A simple common task has been made into such an unpleasant experience that I would give it a zero. In combining the 2 results, that would averaged a 1.75 star... so a 2 for me.

Report before moving into the property else you stand a very good chance of being charged excessively and be bullied into potentially repainting the whole property just to satisfy her alleged claims. I will not trust, nor will I ever use this agent / company again. Not trustworthy.

in the apartment which has been there before my time or had been noted to the land lord but not yet fixed. I was informed that landlord expected to unfairly take the cost to resolve the issues out of my bond. Upon hearing of this, I called Iron Fish and spoke with Jie, who listened to me with patience and empathy while I proceeded to list every reason why this was unjust and not always in a calm tone. Jie asked me to email my evidence and said she would do what she could. Rarely do Property Managers seem to keep there word, but Jie called me thee days later to confirm she had campaigned on my behalf and that I would receive my bond back in full.

November 13th 2019 Update: Helpful assistance

Spencer Ling has been very helpful when I first arrived in Australia and was looking for a place to rent. He was very patient and gave me lots of advice on the application process and within a week of arriving in a new country I got into my dream apartment! A year later I brought my own house and moved out. On the last day of the lease I had a lot of trouble with the cleaners who increased their prices multiple times, asked for cash payments and didnt want to provide invoice, when we refused to pay them the inflated price (way above market price) the cleaners harassed me constantly with phone calls, text messages and threatened to take my bond (even though they had no access to the bond). I told Spencer what happened and he immediately empathised with me and took care of the situation by communicating with the cleaners directly. In the end I paid the cleaners their initial qouted price (still a very fair market price, if not more) and got my full bond back. So thanks to Spencer for looking out for me!

this realestate agency is sketchy af!! – there are several things that are wrong about this agency. agency! Secondly, we sent back the conditional report via email but they said they would consider it as we accepted their conditional report because they want a physical copy within 3 days... Thirdly, we had to pay for NBN connection fee ($300) ourselves, and NBN is the only option for us in the area, but the agent said, Internet is optional so they dont cover the connection fee. ????? Internet is optional????? it's 2018, come on! there are so many other things about this agency that just screams sketchy to us, like they would randomly cancel our sign-lease appointment just because they got a meeting ??? if you ever rent a property from this agency, give it a read on the contract, there are several rules that make us feel uncomfortable but they refuse to modify it because they said "we arent allowed to change the contract, but i can orally promise you this wouldnt happen".. so please please be careful if you are with this agency and please avoid them if you are looking for a place to rent.

She would not do her due diligence with laising with the propertty owner for discussions. We often had to escalate these conversations, onyl to find out the owner was more than happy to work with us. things during all my 3 years) Bad communication from the last agent: lacked any helpful information, courtesy, and dismissive on concerns. Leaving an impression the focus was purely on how much money they could squeeze from you at the end. It reminds me of that time they sent out the newsletter to everyone boasting all the excessive rent increases they achieved for landlords! They obviously forgot a lot of tenants helped fill their apartments when there was a massive oversupply during the pandemic! It would pay to treat them better, even in these times. Lastly if the company cleaner has to communicate on behalf of the agent re: bond/costs, then you’ve probably hired the wrong property manager.

NRAS & Rental Rewards System sucks – I helped a friend get into an NRAS apartment. She has found that Ironfish have been really unhelpful if not rude.
