Bright & Duggan

They've absorbed our Strata Company, Civium. Civium were garbage and this group appear just as bad - see: https://www.abc.net.au/news/2024-09-09/strata-secret-deals-and-phantom-fees-four-corners/104308482.

Terrible service after they bought out a local company. Notices for body corp levies weren't emailed, they engaged debt collectors without any reminder, after 10+ years of perfect payment record. Will be contacting the Office of the Commissioner for Body Corporate.

Somehow got my email address and think they can just send out junk mail. Unethical poor business strategy. Nothing short of cold calling annoying time wasting fake people.

Poor management and not helping when needed – Bright & Duggan Sydney Olympic Park, inefficient, poor management and provide no quality standards. Stay away from using this strata company.

Strata Contract with Bright & Duggan expired on 11th October, 2025. Today is 7th November 2025 and we have still not received our Cash and records. The last email communication from Bright & Duggan was received on 28th October, confirming transfer of Cash & records on 4th of November. Our requests to transfer cash urgently, so that the new Strata Manager can pay our suppliers who have not being paid since 11th October has not been replied to. Our queries on Bright & Duggan cost recoveries from our bank account has not being answered yet.

As Bright & Duggan staff do not disclose Telephone or mobile numbers, we have no method of contacting them other than through the centralised receptionist system. The receptionists advise all staff including senior Management staff are busy and will return calls. However since 28th October, no communication with Bright & Duggan staff, other than our verbal communication with the receptionists.

Let's see whether this review will result in a Bright & Duggan Manager contacting us. Even the Online links Bright & Duggan provide to make comments don't work. Would not wish any Owners corporation to go through the experience we are going through with Bright & Duggan/Your Local Strata to recover our cash and records.

they wanted an election at our online teams meeting, which the meeting arrangement wasn’t done in consultation with the committee, they picked the date and time, not the committee itself, and when nobody joined the teams meeting, we received an email reminding us to “vote”, which 3 people did vote, making the process of just electing a committee, invalid. In addition to this when I called them out for their incompetence, they didn’t appreciate it, mind you, they didn’t like me telling them to choke on a bag of d’s. Utter trash show of a company, do not even consider them.

Bright and Duggan Strata Management has to be the worst, rudest and most disorganized organization in the world. The staff couldn't care less and the manner in which they deal with genuine, decent people is appalling. If you are looking to choose a strata manager - this one should not be on your shopping list. You'd be better of using a bunch of kindergarten children. To be avoided at all costs. Don't say you weren't warned. You'll be sorry.

I bought a property in Nov 25. Since then they have been terrible to deal with. They do not answer the phone or emails. They never sent me the Strata bill then when I asked for it and why I had no received it They sent 2 bills with over $100 in arrears charges. request we can"t help you. It's been over 2 months and they are stil charging arrears when I never was sent the bills to begin with. Never dealt with a company this unprofessional and unresponsive.

She has a fast response time and a sound knowledge of strata management. Bright & Duggan have provided excellent service to us as our Strata Manager. Our liaison Jason Boatswain is extremely prompt and helpful to all enquiries forwarded. A.M Strata was acquired by Bright and Duggan, Not a good experience, increased fees, etc. so when it came up for renewal we terminated our agreement with them, then they became even more difficult. WOULD NOT RECCOMEND BRIGHT AND DUGGAN

Our SP has just moved across to Bright and Duggan, the strata manager we have been allocated , does not reply to emails or phone calls.Raised with management and zero response. My advise is look elsewhere, id give them less then 1 star if i could

Our Apartment (5 units in a double brick/tile roof, 1920 built block) is in Sydney. We have used B&D for our Strata Plan managenent for more than 15 years. advice, AGM management, financial planning/ management/ records, and assisting when required (mostly emergencies) to engage/ organise tradesmen for building repairs, etc. Roger leads the way, including helping his new colleagues with 'How to improve advice'. Thus, whilst Roger is our Manager, our Strata Committee will continue using B&D services. Thankyou Roger !
