SC has all building owner’s emails and getting it done weirdly. I assume It’s their company’s idea that they are on board for one year and the lawyer is their contact. And end up the building owner need to share the cost of $7000 lawyer fees I am asking PS why there is no detailed description and where is the agreement signed by the previous committee member and lawyer, why is the building paying this bill? No response. Their team either does not reply to email or ignore the question that I don’t why they cannot answer? A basic question like what’s the procedure to renew another year's contract? When are the AGM minutes going to issue? No response to the questions. That after more than four weeks I had enough to ignore the question and no response to the email so I have emailed Leanne and their team regards to their customer service. I have decided to write a review it is because Leanne has BCC my email to maybe a committee member or somebody else, and now I need to check up on NSW Law about the privacy issue. Myself is an owner for 13 years and I’m in the real estate industry for over 9 years. So far this is the worse strata company I have met, even tho my friends say there are worse ones out there. It is extremely stressful and frustrated that every time I have to go through strata law and call Fairtrading to make sure they are doing the right things. I just cannot believe they are just onboard for 7 months and now they putting a contract of 3 years to our building and asking us to sign. It is a disaster for them to be on board when our building has a lot of issues need to deal with. And they like to talk over the phone without putting in writing that’s the first time I know that the strata are talking or promising over the phone without any confirmation in writing it is a shock that we don’t know what they tell to another owner verbally. Also, Leanne has given me a reference letter from a building’s Chairman, I will not say which building. However, my question is how come a Chairman use the name of the building with a logo on the top to issue this reference letter to guarantee their job? Sorry, my writing is not that well hope you guys can get my point.

As a committee of a very large strata scheme, which is part of a BMC, and with the challenges/implications with the nature of defects in our high rise tower, following the stressful experiences in the past resulting from the defects , we as a group of owners realised quickly we needed the right leader and hence decided to change our strata managing agent who were appointed by the developer and continued on following our 1st Annual General meeting.

During the time of change we interviewed many strata companies including Premium Strata. We can honestly say Premium Strata was the only one who could answer all of the BMC related questions accurately and professionally, not only does Leanne and her team have the knowledge and experiences, but most importantly they are very PASSIONATE, you need someone who is passionate to work with you, not just a manager sitting behind the computer sending regular emails, managing the day to day admin and charging excess fees including extra charges above their base fees.

Premium Strata's fees are all inclusive, nothing more. In the past where we have held multiple general meetings, we only had one strata manager, for any extra person to come along to assist with conducting meetings for a very large scheme, we had to pay more fees for additional staff. But not with Premium Strata, they come with a team of staff, a very professional registration set up and running of the meetings. Even when we hold committee meetings, it doesn't matter how long the meeting will take, most of our meetings go more than 3 hours, sometimes 5 hours due to the complication of our matters, that is all covered by Premium strata’s all-inclusive fee. We have regular weekly meetings due to the current issues at hand and all these meetings are covered in the all inclusive fee.

Our standard quarterly levies have been maintained the same amount since we switched to Premium strata. For the owners out there who think that their levy increases because of changes to a different strata company, I suggest you look into the past and ask, has the previous company budgeted adequately i.e. less to make the building cost look appealing? A lot of developers sell the strata levies to be less to attract buyers but in fact after year one we learn the levies budgeted and marketed were in adequate to properly maintain the building, Premium Strata are very transparent with their budgets, giving a lot of details so that owners can properly understand the cost to run the building and leaving the final decision for owners to determine the levies.

As an owners corporation we need leadership . Premium Strata show exceptional leadership skills (especially in complex issues and legal proceedings) and always act in the best interest of our owners.

I would highly recommend their services to any scheme.

Obvious this ARROGANCE represented from the "top" being ceo Ms [Name Removed] which reflects GREED. For this "[Content Removed]" negligence SUBSTANDARD for these would be a step UP from this at best BEST [Content Removed] STANDARD. Staff are argumentative and very unprofessional (ie owners EA + receptionist). Not happy at all with the service provided. A very poor way to run a business.

Zero stars if that was possible – Talk a good game but any used car salesman does that. No substance, lack of basic knowledge, untrained staff, lack of supervision of staff. Strata managers are to act in the interest of the OC, the only thing this company does is put every effort into making up excuses and dodging responsibility for their own action or lack thereof. The CEO seem to spend most of her time fending off and discrediting negative reviews. Same experience reported by my agent on other properties where they are involved. Avoid at all cost.
