After completion of the house, Greg told us that he had been promoted to area construction manager by Brighton Homes. We thought this was truly well deserved. We were absolutely delighted with the finished home. We received excellent support at each stage from planning, selecting the fittings and during construction. The communication with the site manager during the build was also very good and we felt that we were heard. POSITIVES -Sales – Cheryl S. If it wasn’t for her, we would have never started this journey. Thank you very much for asking the right questions and getting us moving in the right direction. -Sales – Chris V. Very helpful with choosing designs, reading contracts, and picking structural upgrades. -MyChoice Studio – Mariah C. She has a tough job, helping us newbies pick absolutely everything for our 5-bedroom house in ONE day! Thanks for not making the day stressful and for helping us choose things that really make our house stand out.
NEGATIVES -Because we were beginners, you just don’t know what can be done or improved in terms of layout changes. -Just because you paid for an upgrade, don’t expect it to always look as good as the display home. -We had 2–3 visits to MyChoice Studio before our selection day, and we still struggled. Also, what you pick is not always exactly what you get.
MID-CONSTRUCTION
POSITIVES Site Supervisor SS – Mike McQuoid - What a legend! A good SS can change your whole experience and Mike really, really looked after us. We had our fair share of issues (frames, roof, etc.), but he always kept us informed, conducted several site visits, and genuinely cared. If our house looks as good as it does, it’s because this guy did an amazing job. Cannot thank him enough. (Also, Jarred — thanks for helping when things got busy haha.)
NEGATIVES -When you pick things during selections, you don’t always have the full picture of what implicates and how installation is done (e.g. gaps, trims, joints), and sometimes the final result is not exactly what you imagined.
POST-CONSTRUCTION
POSITIVES -Brighton Cares Team - Erin, Kayla and Peter and Wayne - Wow, really impressed here! I honestly thought that after handover, it was done and everything would be on us, but Brighton Care actually works. Kayla came for our 3-month inspection and fixed many things (not picked by our external handover inspection) -Now, dealing with Erin for our 12-month inspection (after the house has moved/settled),she has really helped us deal with external companies and making sure items were not forgotten. A Big thanks as well to Peter and Wayne, who went well above (literally) and beyond to fix walls, paint, and really all the external window frames (45’s!). **I really hope they’re still around to do our final 24-month inspection next year. =)
NEGATIVES -Because some items are handled by external companies, sometimes you have to deal with multiple teams coming through to fix things. -The way we judge whether an item is fixed (ex. how a patch on the wall is painted) is not always the same standard they use.
OVERALL Honestly, we would love to build again with Brighton (maybe the Lotus 38 this time). Brad and Brett, thanks for running a great company and helping first-timers like us achieve great results. We are super happy with both the experience and the final result.

He was updated every stage thoroughly by calls, messages, weekly email updates and any updates with photographs. He was easy approachable and never let us down. What I appreciate most is the way Kell manages the construction schedule. If there is any delay or something does not go according to plan, he makes every effort to catch up in the following week and keep the overall construction progressing on schedule.
Kell is also very responsive. Whenever I have had a question, concern, or needed clarification, he has made sure to respond promptly, usually on the same day. This level of communication gives us confidence and makes the construction journey much smoother and less stressful.

Our inspections were consistently very good, and anything that was identified was promptly addressed and resolved. We also received regular photo updates through the portal, which kept us informed and gave us great peace of mind throughout the build.
If you're lucky enough to have Greg in your corner during your build, you're in very good hands. His communication, professionalism, attention to detail and commitment to delivering a quality home really stood out to us.
We'd also like to give a huge thank you to all the Brighton Homes admin and support staff who helped make the whole process such a positive experience. Our experience with Brighton Homes has been extremely disappointing and, unfortunately, what should have been an exciting time building our home has become an incredibly stressful and frustrating experience. track, we have only reached the frame stage. Our experience during the sales process was very positive. Unfortunately, once we moved from our sales representative into the construction phase, our experience changed dramatically. Since then, we have experienced mistakes, lengthy delays, poor communication and repeated explanations that have changed over time. We have often felt that we have had to chase for information rather than being proactively kept informed about what is happening with our build. One thing we would strongly recommend to anyone building with Brighton Homes is to triple-check every set of plans, particularly any plans that are updated or amended. We found that updated plans contained numerous errors and omitted important details. This created further confusion and frustration and left us having to identify and question issues that we would have expected to be correctly reflected in the plans provided to us. A recent example is our roof. We were initially told that the roofing product could not be obtained. Approximately 2.5 weeks later, the roofing materials finally arrived. We were then assured that the roof would be prioritised and installed promptly. One week later, the roofing materials are still sitting on the ground. We were given windy weather as one of the reasons for the delay, despite only one of the previous eight days apparently being affected by wind. We are now being told that the issue is that a roofer cannot be sourced. What makes this particularly frustrating is that we are watching other homes being built by Brighton Homes progressing around us, while our home continues to sit there. We understand that building a home can involve genuine challenges. Supply shortages, weather and contractor availability can all happen. What is difficult to accept is the ongoing lack of progress, inconsistent explanations and commitments that don't appear to be followed through. After 13 months, we expected to be considerably further along than the frame stage. We chose a large and well-known builder because we expected that their size, experience and resources would provide us with a well-managed building process. Unfortunately, that has not been our experience. The biggest disappointment has been the contrast between our experience with the sales representative and what happened once we entered the construction phase. The experience went from feeling positive and exciting to one of continual frustration, delays and uncertainty. We sincerely hope the remainder of our build improves and that our home can finally progress without further unnecessary delays. However, based on our experience to date, we would strongly encourage anyone considering building with Brighton Homes to do their research, ask very detailed questions about construction timeframes and communication, and triple-check every plan and revision themselves rather than assuming the updated documentation is correct and complete. At this stage, we are extremely disappointed with how our build has been handled and with the experience we have had with Brighton Homes.

I was disappointed with my experience with Brighton Homes during the pre-contract stage of my build journey. From the outset, I explained that timing was critical as my land purchase was not subject to finance and I could not obtain final finance… Read more
approval under the Help to Buy Scheme without a fixed-price building contract and valuation in place. With land registration anticipated within a matter of weeks, delays had the potential to jeopardise settlement or result in significant extension fees payable to the developer, subject to their discretion.
After signing the Preliminary Agreement and paying the $3,000 preliminary deposit, I followed up multiple times over the course of approximately a month seeking clarity around expected timelines for the consolidated tender and contract process. Unfortunately, I did not receive a timeframe update until I advised that I had no option but to proceed with an alternative builder who could meet my required timeline requirements.
It was also only during discussions regarding the MyChoice Studio process that I became aware that the colour selections and electrical appointment process could take at least a further month to complete before energy assessments could be finalised and a building contract prepared.
During the preliminary stage, no site survey, soil testing, drafted plans or consolidated tender were provided to me. I prepared my own marked-up plans and variations to assist with discussions and costing throughout the process.
While I acknowledge that Brighton undertook internal compliance and initiated drafting work and that the Preliminary Agreement provided for a non-refundable deposit, I was disappointed that no refund or partial refund was offered given the stage the project had reached from my perspective, and with no tangible work done - not even a consolidated tender quote.
Ultimately, I chose to proceed with another builder who was able to provide greater pricing certainty and a timeline that aligned with my contractual obligations and finance requirements.
I appreciate Matt's efforts in assisting with the Help to Buy Scheme requirements and in attempting to progress my file. However, I was ultimately left feeling frustrated and disappointed with the level of communication and the lack of clarity around pre-contract timeframes throughout the process.
For buyers working within strict finance approval and settlement timeframes, obtaining clear and transparent information regarding expected pre-contract timelines early in the process would be extremely valuable. Had the likely timeframes and process requirements been communicated more clearly from the outset, I would not have proceeded with Brighton and it would have saved me a couple of months of stress and uncertainty and the loss of a $3,000 preliminary deposit - neither of which I had to spare.
Follow-up · In answer to some follow up questions: I went with another builder who had a fast tracked express journey and had a signed contract including with plan and cost variations in under a week! the first week of occupancy due to a safety switch tripping. As per the attached documentation, this issue was initially identified in November but was not rectified at the time. It was only followed up again post-handover by our project manager. We feel it is is unacceptable that we had to take possession of our home with a non-functional air conditioning system. However, due to scheduling constraints linked to the sale of our previous home, we had no option but to proceed with the handover. Urgent Air Conditioning Issue This matter is of significant concern, particularly as my wife is recovering from surgery and requires a comfortable environment. I contacted Aftercare Sales on Saturday evening, and after some discussion, I was initially advised that an electrician would attend Sunday. However, this has now been pushed to Monday morning, causing further inconvenience. While I understand that an electrician may not be able to repair the unit if the fault lies with the system itself, they must attend first thing Monday morning to rule out any switchboard issues. I do not want this issue delayed any further, nor do I want to see it pushed back throughout Monday or into Tuesday. Additionally, I find it concerning that Energy Air, your installer, has an after-hours contact number yet could not be reached by your Aftercare team. Furthermore, Actron Air does not provide weekend or after-hours support. Given the significant buying power and contractual agreements that Brighton and the NEX Group likely have with these businesses, the lack of after-hours support is perplexing. I am also deeply concerned that this air conditioning unit may continue to experience ongoing faults. Additional Outstanding Defects While most defects identified post-handover have been addressed, the following remain outstanding and require immediate rectification: Air Conditioning Upgrade Issue – The individual room modules for the upgraded system have not been installed. This was included in our selections and must be rectified without further delay. Bathroom Fixtures – In the main bathroom, only one single towel rail has been installed instead of two doubles, and in the ensuite, single rails have been installed instead of doubles. I am unsure how this discrepancy occurred, but it must be corrected. Given these issues, I expect clear confirmation of the rectification timeline for all outstanding matters. Please confirm that the electrician will attend first thing Monday morning in conjunction with Energy Air and Actron Air. Additionally can you provide an update on how and when the remaining defects will be resolved.
