The build was well organised and structured, and the CLE and Site Supervisor guided us through each stage of the build, making the whole process much easier to understand and manage. They were responsive to our questions and helped keep everything on track.

We were also very impressed with how well our property was looked after during construction. The site was managed professionally, and the workmanship was of a high standard. We had no major issues throughout the build, which made the experience much less stressful than we had expected.

The Carlisle showroom is also fantastic — it is massive and offers a huge variety of selections and options, which made choosing the finishes for our home a much more enjoyable experience.

[Name Removed] truly went above and beyond from the very beginning. She provided detailed walkthroughs of both display homes, clearly explained the available inclusions and helped us understand which promotions and offers we may be eligible for. From our very first interaction, we were immediately hooked!

She even assisted us in finding suitable land within the estate that could accommodate a larger backyard and potentially a pool. construction has not been properly checked against the approved/stamped plans and agreed requirements.

One of the most recent and serious issues I discovered was that I paid for a **3-phase electricity supply**, and the approved/stamped plans also specified 3-phase, but the house was actually provided with **single-phase electricity**. What is even more frustrating is that this was identified by the solar panel installers when they came to inspect the property—not by Carlisle Homes during their own checks.

This is not an isolated issue. There have been several other basic problems as well. For example, my security alarms were not working properly at handover. A temporary fix was provided, but the issue has continued to occur.

For a house costing close to half a million dollars, I expected much better quality control, communication and accountability. Customers should not have to identify fundamental construction and electrical issues themselves after handover.

If you are considering building with Carlisle Homes, I strongly recommend doing your own thorough inspections and checking everything against your contract and stamped plans. **Be prepared for issues, follow-ups and a lot of stress.**

I hope Carlisle Homes takes these concerns seriously and improves its quality assurance process so other customers don't have to go through the same experience.

**Note:** Based on my personal experience, I would not recommend Carlisle Homes to anyone. Unfortunately, my experience has involved poor management and a strong focus on taking payments from customers rather than addressing their concerns properly.

Experiences like this can have a significant impact on a builder’s reputation and, in my view, clearly show that there is a growing gap between customer expectations and the level of service being provided.

customers should not have to become building experts, quality inspectors, or contract administrators just to ensure that their own selection or signed contract is followed.

From the color selection stage, I found some of the consultants to be arrogant, dismissive, and unwilling to properly listen to the customer. They are making lot of mistakes. But the entire team is unwilling to accept it. They make almost everything wrong in the contract and their expectation is to have the customers correct every single thing then what is the job for them. There seemed to be an expectation that customers should already have the knowledge of experienced builders and know exactly what questions to ask.

Unfortunately, the problems continued throughout construction.

I identified numerous installation errors, incorrect materials, substitutions, defects, and items that did not match the specifications agreed to in the signed contract. Rather than simply acknowledging the issue and fixing it, there were repeated attempts to explain why the contracted specification supposedly “couldn't be achieved.”

That is not an acceptable approach.

The attitude of some site supervisors was particularly disappointing. At times, they came across as arrogant and dismissive of legitimate concerns. One of the responses I repeatedly heard was along the lines of:

“We are volume builders. We can't listen to or do everything.” That is not an excuse for failing to deliver what has been contracted.

The reason Carlisle is a volume builder is because people choose to give Carlisle the opportunity to build their homes. Carlisle are not giving their homes to the customers for free. We are making a significant financial investment and trusting the builder with one of the biggest purchases of our lives.

Being a volume builder should mean having better systems, better quality control, better documentation, and experienced teams capable of managing a large number of builds — not using volume as an excuse when customers raise legitimate issues.

I spent countless hours identifying mistakes, checking plans and documentation, chasing updates, following up on promises, taking photos, raising defects, and requesting corrections. These are responsibilities that should not have fallen on the customer.

For a company building homes at this scale, people expect:

Professionalism. Accountability. Attention to detail. Quality workmanship. Accurate documentation. Consistent communication. And, most importantly, respect for the customer and the contract.

Unfortunately, that was not my experience.

Carlisle — if you cannot properly manage the number of homes you are taking on, please don't overcommit. Only take on what you can properly deliver.

Customers should not have to spend their evenings and weekends supervising construction, checking measurements, comparing installations against contracts, identifying incorrect materials, and chasing the builder to do what was already agreed.

A customer choosing a volume builder is giving that builder an opportunity and trusting them with their home and their money. Volume should never mean that individual customers become just another number.

I am sharing my experience so that anyone considering building with Carlisle Homes understands that they should carefully review every specification, document every selection, check every installation, and never assume that something will automatically be delivered simply because it appears in the contract.

Based on my personal experience, I would not recommend Carlisle Homes to anyone considering building a new home.

Carlisle Homes: being a “Number 1 Builder” should not be about how many homes you build. It should be about how well you build them and how you treat the people who trusted you to build their home.

loved one of Carlisle house designs and when talking to one of their Sales representatives we were told that we could have our home built in a year, hence we started the process in March 2026. They gave us appointments to do our colour selection / electrical selection and contract very quickly which was fantastic; however, after we signed our contract the process has been frustration after frustration with no end in sight.

Important to note that from the beginning we noticed that our CLE was absent. No updates, no calls, only an email here and there letting us know of important things, sometimes only one sentence. We thought it was normal as we were in the process of doing the selection process and she did not really need to be involved; however, at this point in time, we are still struggling to communicate with her. We send emails that stay unanswered for a week, and we may get a quick email if we are lucky. We have tried to escalate but we don't know how as she is our only point of contact.

They made us aware during signing the contract in May that we needed to apply for setback with the council (not sure why they were not able to do that earlier but anyway - we trusted their process); however, after waiting for 6 weeks for the council to confirm, application was rejected (no blame to Carlisle here, we understand councils are not easy to work with sometimes). After we received the rejection, Carlisle then took 1 week to modify the plans and let us know they were able to move the house to meet council requirements, which means we could have avoided applying for setback, without having to wait for 6 weeks for the council to reject if the sitting would have been done correctly from the beginning.

We have now asked for next steps, to understand when will our build start now that they have confirmed all is ok but our CLE again, has not responded. We are now sitting in August with no knowledge of timelines. Something we know is that it will definitely not be finished in a year as they said would take at the beginning. To say that this build is a disappointment is an understatement.
