legally signed for them and paid initial deposit for drawing! I paid $4k for just ‘drawing’. 4-5 weeks after ‘drawing’ then you finally get to see your building contract.

Overall, administration progress wasn’t good AT ALL in my experience. It took me in total of 5.5 months from initial ‘drawing’ payment until they actually get on the site. 5.5 months? You think that’s long? Nope. I had to actually send them a written email to say I will cancel the contract if they didn’t get on site within 5 weeks (back in Feb 2026) because they didn’t abide by the clause of getting building permit within 60 days of building contract signed. I actually thought of getting another builder and had receiving quotes.

Anyway, my colour appointment was done 2 months after I signed building contract (3 months after ‘drawing’ payment paid). I came fully prepared with my appointment, have done my selections on their portal so everything went smooth. Except.. they did not AT ALL inform me about ‘tile inserter’. This is really annoyed me until now. Not by face-to-face, not on the portal, nada. I only know this is available after my construction has started. And when I asked my construction liaison at that time (initial = FT), she just said ‘this should be requested at colour appointment’. Nobody told me this! Why am I annoyed? Because they have floor waste on both my bathroom and ensuite! Who does want a hole (that looks so obvious) in the middle of the room? Anyway I spent for almost $20k on my colour appointment. (Also, who put 1 x 13w light in a regular size bedroom? I had to spent lots of money on these extra lights!). This was due to be paid right before construction started they claimed. At that time I didn’t know when this will actually start and I refused to pay before actually knowing when it will start. Why did I refuse? Because everyday my money stays in my offset account, this is interest reduction but nope Home Group didn’t care, they (my client liaison; initial = GB) only said that my file will not be moved to construction until I pay for this, when will the construction start? Only God knows! I have to send the money to them first just so my file would be transferred to construction and thus to know when my project start even though they said (at colour appointment) it was due to be paid RIGHT BEFORE CONSTRUCTION.

Oh, did I mention my sitecost increased by $22.5k? :) yes you read that right! I bought my land from their sales rep who has specifically mentioned about this land I bought but somehow it increased by $22,500? I felt doomed once I read this. When I asked exactly what I wrote here to them, what was their written answer? That every land is different!!! Well for sure if I didn’t choose the land from your own SALES REP! This didn’t look so bad for them because they removed my driveway & landscaping allowances so it looks like ‘it’s within the same price’. But I still have to do driveway and landscaping myself , don’t I ?!

Another issue happened was I had to use their chosen electricity & gas retailer. Excuse me, this is NOT written on the contract but somehow I have to follow what they want even though I HAVE TO PAY IT MYSELF! Not $50 or $100 but this is roughly $3k - $4k! And the retailer has confirmed builder get commission for this! Also not to forget in the building contract clearly mentions that there is $250/day fee if no utilities are connected because they have to hire generator. Home Group picked their own retailer, if something goes wrong, owner has to pay $250/day??! Is this crazy or am I just an id*ot! You read that right it is PER DAY! I feel like a total fool signing up with Home Group. Maybe in WA they are good, not in Vic.

The only good thing about them was they removed $1500 fee for engaging my own private inspector. Yup you have to pay $1500 just for getting private inspector that you actually pay yourself! For sure after $22,5k price increase $1500 is so good isn’t it, Home Group? =) Don’t forget issues that were raised by my private inspectors. Like regular builders, issues are still there. Home Group is not top of the range like I expected them to be.

I actually had to ring their office for the first time ever the other day because I wanted to know what is going on about the inspection report I sent them from my private inspector (whether defects would be rectified or if not, the reason). My site supervisor was on leave and my construction liaison at that time (initial = FT) DID NOT inform me and it was over 3 weeks. I only know about my site supervisor was on leave when I rang them! Communication with this liaison was not good at all. She took SO LONG to respond to my emails. I had to ‘threaten’ to write formal complaint to head office for her to take my emails and my inspection report seriously. Anyway, not long after my liaison was changed back to previous one. Couldn’t take complaint, could you? It was so quick for them to ask for invoice but my worries and questions were disregarded. Not as good as the reviews written here.

My house built has just passed lock up stage, is now on fixing stage I will write another review on my next stage or after completion. Hopefully things won’t be too bad.

Almost forget.. Lock up stage has been marked as completed and I’ve paid the invoice weeks ago but somehow my house doesn’t even have front door yet! Not even temporary construction door. Temporary fence is also left open on every weekend I visit to see the progress. It’s like they’re inviting strangers to come in and damage the house? Lock up means it’s supposed to be secured but somehow it is NOT.

Also, my house is fairly small not extravagant house but look how much it costs me. It’s still going for sure. Moreover, big probability both liaisons I have dealt with disregard my project because it’s a fairly small house so they did not care about giving best (at least good enough) customer experience. It is so sad if you look at someone’s worthiness from how much money they spent, don’t know if this person has wide connections to either bring you more clients or share bad experiences they had :)

Don’t forget they allow themselves 360 days for building. Other builders could finish regular size house within 5 months. I have to say I’m very disappointed from the start until now I wish I did more research.

At this point, dear Home Group, I couldn’t care less if you’re going to screw me up for writing this review because humans would most likely do that. How much more screw up could it be when it’s already at the lowest point possible.

P. S If something sounds subjective, it is based on my personal experience. Other than that, it is factual and there is evidence.

The sales process may look polished, but when problems arise, that polish means nothing. If you build with them, document absolutely everything because their internal process was not something we would trust again.

They might count this as a win at VCAT, but experiences like ours cost businesses far more over time than they realise.

I dont ever write reviews but this one couldn't resist. Building our forever home was supposed to be a highlight of our lives, but Home Group—specifically our pre-start consultant [Name Removed] has turned it into a nightmare of anxiety and regret. We entered our pre-start meeting with a $30,000 upgrade budget, ready to invest in our dream.… Read more

Instead, we walked away spending only $12,000, not because we were being frugal, but because we were actively discouraged and misled by [Name Removed]. Every time we asked for an upgrade we truly wanted, we were met with an "exhausted" attitude and verbal price-gouging designed to scare us off.

For example:

Square-Set Ceilings: she told us it would be $5,000+. We have now found out from other clients it is a $600upgrade. I would have 100% proceeded if I were given the correct price.

Electrical Upgrades: We wanted Arteor Mirror White switches; she dismissed us with a verbal estimate of $4,000–$5,000 without even checking.

Feature Paint: We were told a dark theatre room would cost $800 ($200 per wall) and would likely be rejected anyway. Other clients got it for $153.

We had to constantly ask if upgrades were available. Upon request, she finally showed us carpets, but otherwise, she did not even offer them. Many of these items were pre-selected in the portal prior to the meeting, but she had not looked at the portal or our emails at all. She didn't even bother to mention standard options like robe fit-out upgrades or tile-insert floor wastes, along with many others.

Furthermore, she blatantly said no splashback or tile upgrades were available and that we had to pick from the five tiles in the base range provided. We had to find out these existed after a friend recently did his pre-start with a different consultant. As a "professional" consultant, it was her job to show us the range. Instead, she sat there entering data for 20 minutes at a time while we sat there doing nothing, then she blamed us for the meeting running over.

Because of her laziness and blatant misrepresentation of costs, we are now mid-construction on a home that is missing the features we wanted. Because of her poor way of working, the signing got delayed, which opened the clause that the 14-week site start need not be honored; hence, the site start took 6 months.

Pre-start has always been the most exciting day in all our builds except for this one. Our selections with wider ranges have always concluded by midday. But here, a lazy and incompetent employee got us doubting the builder itself.

Our experience from start to finish was seamless!! Nervous at first starting this journey but HomeGroup looked after us with everything and everything they said was true to fact. The build time didnt take long and now we couldn't be happier with our new home !
