The overall sentiment for Masterton Homes is predominantly positive, with a strong emphasis on high-quality construction and professional on-site supervision. While many clients report a seamless and stress-free build process, there is a clear divide between the construction phase and the pre-construction/administration stage. A significant segment of reviewers experienced substantial delays, communication breakdowns, and unexpected cost variations before building even commenced.

Masterton Homes is a strong choice for those who prioritse high-quality workmanship and dedicated on-site management, provided they have the patience to navigate a potentially slow and complex pre-construction phase. Consumers should be prepared to rigorously audit variation charges and maintain detailed records during the administrative stages to mitigate financial and timing risks.
We are so grateful to have chosen Masterton as our second building company after our first experience was unfortunately disappointing due to delays and increased costs. His professionalism, responsiveness, and commitment to delivering a quality outcome were evident from start to finish. We truly appreciate all of his hard work and would highly recommend him to anyone building a home. Thank you for helping make our dream home a reality Richard!
The sales and marketing team at Masterton are great; however, the pre-construction experience has been a nightmare. Even simple requirements from the council have not been managed properly. When documents are missing, there appears to be little or no review before submissions are sent to the council, resulting in unnecessary delays and repeated… Read more

As a warning to prospective clients, you will likely struggle to reach anyone in the pre-construction team. The lack of communication and accountability raises serious questions about how this part of the business is being managed.
Many people choose Masterton believing they have found the right builder to bring their dream home to life. However, after personally enduring more than 18 months in the pre-construction phase, I can confidently say that this has not been my experience.

Our Journey with building started very slowly, pre construction although very thorough was slow taking well over 12 months, only made 1 modification to the original plan and added a built-in fireplace. the construction was substantially faster with only a few issues. All in all I do recommend Masterton for your new home build. the only other thing that i would have loved would have been able to view the progress on a monthly basis rather then at set stages/times.

responded to promptly—usually by the very next business day. She has consistently coordinated inspections and trade appointments quickly and efficiently, ensuring that every issue was followed up without delay. Her professionalism, communication, and dedication to customer satisfaction have been truly exceptional.
I was also very impressed with the warranty inspection staff. They were knowledgeable, experienced, and highly observant, identifying the reported issues almost immediately and providing practical solutions. It was reassuring to see such capable professionals representing Masterton.
We feel very fortunate to have built our home with Masterton. Before building, we had heard many stories about homeowners struggling with lengthy warranty issues with other builders. Our experience has been completely different. Whenever we have raised a warranty request, Masterton has responded promptly and professionally. The team has never failed to assist us and has always treated our concerns with respect and care.
Outstanding after-sales service is just as important as building a quality home, and Masterton has certainly delivered on both. Thank you to Mary, the Warranty Team, and all the trades involved for providing first-class customer service and making the warranty process smooth and stress-free.
We highly recommend Masterton to anyone looking for a builder that not only constructs quality homes but also genuinely stands behind their work long after handover. Keep up the fantastic work!

Nathan, was exceptional throughout the entire build. He was always easy to communicate with, provided consistent fortnightly updates, and demonstrated a high level of professionalism and attention to detail. Nathan was proactive in identifying and addressing any issues early and was quick to resolve them to a high standard. Our Construction Customer Service Coordinator, Brooke, also kept us informed of any delays, responded promptly to our questions, and was very helpful throughout the process. We only experienced a few minor issues, all of which were resolved efficiently. One point future customers should be aware of is that if you upgrade to a square set ceiling, the ceiling height may be reduced more than expected. We were anticipating 2.7m ceilings downstairs but ended up with approximately 2.6m. We are happy with the selections we made and don’t regret any of our upgrades. However, we chose not to upgrade the bathroom tiles and instead selected the same colour tile in different sizes for the floor and walls, which resulted in a noticeable colour variation. The standard tile selection is quite limited—something many reviews mention—and in hindsight, we should have upgraded. There was also no solar consultation offered during our colour selection appointment. Given the BASIX requirements, having a combined BASIX and solar consultation at that stage would have been very helpful. Hopefully, this is something that has since been improved for future clients.

site and achieve a quality build completed ahead of schedule. I am very satisfied and happy with the final result of my new home. After Pre-construction Stage, my build entered into Construction Stage and building works commenced on 31/10/2024. My build was a 2-storey house in Hills District with a guest bedroom and a powder room on the ground floor and 4 bedrooms all with ensuites on the first floor. With a contract construction period of 290 working days, the contract completion date was estimated to be on 30/12/2025 (excluding extension of time due to adverse weather, Saturdays, Sundays and Public Holidays). Janie and Justin provided very effective construction management and supervision in the whole construction process. As a result, the build took about 259 working days to complete and the Final Inspection was carried out on 13/11/2025, which is approximately 83% of the contract construction period. The build quality was very good and the keys of the house were handed over to me on 24/11/2025. Janie is a very effective co-ordinator and construction team leader. She managed the whole construction process very well. Janie kept a very good record of building variations agreed during construction, based on which the contract sum was finalized accurately. She also advised me timely on any extension of time due to adverse weather. Upon completion of the building works, she made a submission of Occupation Certificate Pack to the Certifier and arranged the Certifier’s site inspection very effectively. With her very good effort, the Certifier’s Final Result was obtained without any issue related to the building works. Justin is a very experienced, responsive and reasonable Site Supervisor. He coordinated building works of different trades very effectively. He updated me weekly on the progress of the building works. These weekly updates were very useful for me to keep track of the construction activities on site and monitor the overall construction progress. Justin responded to my requests and queries positively and promptly. During the construction period, I requested 3 site walkthroughs at different construction milestone stages. Justin had no hesitation to arrange the site walkthroughs with me, answered my queries on the construction matters and explained to me in detail the works planned ahead. Upon completion of the build, he managed the Practical Completion Inspection (PCI) very well. All minor non-compliance or outstanding works identified by my Independent Building Inspector were rectified and completed very effectively. I signed off the PCI comfortably and Final Inspection was conducted in about 3 weeks’ time. The house was presented in a very clean and nice conditions at the Final Inspection. The handover was very pleasant and smooth. All in all, I had a very good experience in building with Masterton. I am very lucky to have Janie and Justin to look after the whole construction process of my new home. They are certainly excellent Coordinator and Site Supervisor to work with, and I appreciate very much for their help and assistance in the build. Thank you.

appreciated the flexibility Masterton offered in tailoring the plan to meet our needs, and being bespoke it did come with its own challenges for Masterton.
Wes, our site supervisor, consistently went above and beyond throughout the build and after, helping us with numerous queries, site visits and providing updates in a timely manner.
Although we had several construction coordinators along the way, we eventually ended up with Brooke, who was by far the best that we had dealt with, she also went above and beyond to support us through the final stages of construction and handover.
The workmanship on the finished home is okay and generally meets our expectations. While not everything was perfect, we’re happy with the final result.

variations on two separate occasions, which was frustrating and added unnecessary stress to what should have been an exciting process.
However, once construction commenced, our experience changed completely.
From the moment John Coorey took over as our Construction Supervisor, the level of communication and professionalism was exceptional. John provided regular updates by both phone and email, so I always knew exactly where the build was up to without having to chase anyone for information. The communication was proactive, consistent, and gave us real peace of mind throughout the construction process.
The quality of the build has been excellent, and John has been fantastic to deal with. His commitment to customer service didn't stop once we received the keys, he has continued to be responsive, helpful, and willing to assist with any questions we have had. Janie has also been wonderful to work with and has always been approachable and supportive.
While I believe there is significant room for improvement in the pre-construction administration process, particularly around communication and managing cost variations, the construction phase more than restored our confidence. The professionalism, transparency, and customer care demonstrated by John and Janie made a real difference and turned what had been a frustrating start into a very positive overall building experience.

This is the second time we have built with Masterton homes. We chose them again after an excellent experience the first time 6 years ago. we hoped due to staffing issues resulting from the effects of Covid. However we ended up with an excellent design. The cost, even when considering its custom design, extra engineering considerations and the position in a marine environment was reasonable. There was a small price increase after going out of contract but overall we were happy with the cost, especially as it was at time when materials were increasing in cost due to shortages and supply issues. Over the course of the build we had 4 different supervisors on the job which cased some delays and one supervisor, no longer working for Masterton, was extremely slow and caused some serious issues with the build. Subsequent supervisors were excellent, namely Rick and Matt who pushed the job along and fixed all issues that had been caused by the previous supervisor. Adam was also on hand, in his no nonsense manner, to supervise all aspects of the build process. The build took longer than expected but the result was a well build, solid home we are extremely happy with. Throughout the job Mitchell was always on hand and quick to respond to any concerns or questions we had. He went out of his way to sort out any issues and was always easy to deal with. He helped us to get the build result we wanted and we enjoyed our interactions with him. He never let us down when it came to the process of getting the Occupation Certificate after handover. He worked tirelessly when the Council made several mistakes which delayed the process, but he and the team at Masterton had our backs and finally we were issued the OC a year after handover. A special mention goes to Brooke in the office who was patient, efficient and very pleasant to deal with throughout our Masterton experience. She was always quick to respond and we had full confidence in her to deal with every aspect of the admin and compliance of the build. The post construction team were also excellent ,namely Cheryl who dealt quickly with all post handover issues. Would we build with Masterton again? Yes we would and although early on we may not have given that answer, we were extremely impressed with that way that Masterton stuck with us, fixed all issues, and pushed to get the OC long after the build was finished. Masterton are a quality project home builder we would trust again with our next build.

Requests for information and updates frequently went unanswered or were not addressed within a reasonable timeframe, resulting in unnecessary delays and frustration. Several items included within the building contract were never completed, and a number of warranty defects reported following handover remain unresolved more than 18 months after being raised. While written assurances have been provided on multiple occasions that these matters would be addressed, the required rectification works have not been completed. In my view, Masterton has fallen well short of meeting its obligations in relation to customer service, defect management, and the timely resolution of outstanding warranty matters. Prospective clients should carefully consider these issues when making their building decision. Based on my experience, I would not recommed!
We signed our contract in January 2024 and expected a straightforward build. dealing with Masterton. Building with them was the most stressful, expensive, and traumatic experience of our lives. We had carefully saved enough money to cover eight months of rent while building so we wouldn’t be paying rent and a mortgage at the same time. Those savings were completely wiped out while we were trapped in pre construction delays and disputes. The stress during this phase was so severe that I ended up hospitalised. If you are considering building with Masterton, go in with extreme caution. Despite having agreements in writing, Masterton repeatedly refused to honour them. We received variations that were either unnecessary, incorrect, or contradicted what we had already agreed to. We were told our site contained rock and were pressured into adding a provisional allowance for rock removal. Our developer’s site classification report showed otherwise. When we personally attended the Warwick Farm office and showed both reports to the manager, he confirmed our developer’s report was correct. Shortly after, we were told Masterton would not warrant our slab unless my husband cut the block to a different level than the agreed level—something we already had approval for in writing prior to contract signing. We were then forced to sign a $5,000 variation for spoil removal, or our build would not progress. At that point, our savings were already gone, so we had no choice. At the end of the build, we were hit with an additional $3,500 spoil removal charge, again contradicting our written agreement. Masterton refused to hand over the keys until we paid. They were fully aware we had already given notice on our rental and had no alternative accommodation. We later submitted a formal complaint to their legal department. As expected, responses took weeks, required multiple follow ups, and ultimately ended with them refusing a refund—despite acknowledging the written agreement. Errors and unauthorised changes were a constant issue. After a minor plan change, Masterton’s draftsperson altered our alfresco doors without permission, changing two large four panel doors to smaller three panel doors that opened incorrectly. We only caught this because we requested a window quote while questioning BASIX costs. This occurred despite us requesting written confirmation that no other plan changes had been made. Communication was appalling. When emails and calls were ignored, we were forced to repeatedly attend the Warwick Farm office in person just to get answers. My husband and I each lost over a week’s wages taking time off work to chase issues that should never have existed. Immediately after signing the contract, we received a $7,000 post contract variation for extra slab plumbing—for a slab type that wasn’t even in our plans. Questioning this saved us $7,000. BASIX and NatHERS were another nightmare. Before signing, we were told BASIX would cost around $5,000. Our first variation came back at $28,000. After demanding copies of the reports, we identified multiple errors that saved us nearly $9,000, including missing our 10.3kW solar system, incorrect flooring, and an unnecessary $3,800 hot water system upgrade. We later discovered Masterton uses Fry’s Energywise for BASIX and NatHERS reports. Over seven separate NatHERS reports, it became clear that expensive materials were repeatedly specified instead of using the software properly to achieve compliance at lower cost. Given Masterton’s margin on 7 star materials, there was no incentive to minimise costs for the client. Final advice: Question every single variation charge no matter how small. Request copies of you Basix and Nather’s reports and check they have used all the correct materials and request the window and door glass quotes to ensure you’re getting what you’re paying for. Request the site classification reports and check every plan revision line by line and never assume written agreements will be honoured. Building with Masterton cost us financially, emotionally, and physically. We would never choose them again. Everything outlined above relates solely to the pre construction period. I may wait another six months before writing a review of the build process itself. We are still waiting for our 90 day maintenance defects to be rectified, so the outcome remains to be seen.

delays * Expect to escalate externally to get action
Following my September 2025 review, there was *some* movement from Masterton after threat of escalation to the Building Commissioner. However, due to management turnover, the current warranty approach has become obstructive, inconsistent, and frankly unacceptable—particularly as we approach the end of the 2-year statutory warranty period.
I have now lodged a formal complaint with the NSW Building Commissioner. 1. Water Damage Caused by Masterton Contractor (Major Issue) A Masterton plumber replaced a faulty toilet under warranty. Due to incorrect installation of the cistern, a concealed leak developed and resulted in **significant water ingress into the room below**, causing: * Saturation of the gyprock ceiling (water dripping from multiple نقاط and flowing down walls) * Likely contamination of ceiling insulation * Mould growth now visible through the ceiling lining * Damage to carpets, skirtings, and electrical fittings
Two separate Masterton contractors **verbally confirmed full ceiling replacement is required**, yet: * Masterton refuses to provide their own internal inspection reports * The Warranty Supervisor is unilaterally limiting the scope of works * Remediation has been superficial only (drying, no proper replacement or mould treatment) * Carpets were not uplifted, underlay not replaced, and no proper remediation undertaken
This is **not compliant with standard building or moisture remediation practice**, nor with what their own contractors advised on-site.
2. Carpets – Poor Quality & No Warranty Follow-Up The “Ultimate Range” carpets are clearly low-grade polypropylene and have deteriorated prematurely. * Initial complaint raised ~18 months ago * No resolution or meaningful follow-up * Now being redirected to manufacturer despite being a supplied product
Advice: **Do not rely on Masterton’s supplier recommendations or representations at colour selection.**
3. Wardrobes – Structural Failure Two wardrobe rails and shelving systems have **completely collapsed**. This is not wear and tear—this is installation or design failure.
4. Shower Screens – Design / Specification Issue Masterton promotes upgraded 2.2m shower screens but **does not advise orr give the option for the need for thicker glass (9–10mm)**. They believe that a 6mm bow in the glass is acceptable even if it prevents the shower door from closing properly
Result: * Panels flex and bow * Doors impact return panels during use
This is a foreseeable design issue that should have been disclosed at selection stage.
5. Warranty Conduct – Core Concern The most concerning issue is not the defects themselves, but how they are being handled: * Refusal to provide inspection reports * Ignoring or selectively responding to correspondence * Verbal confirmations later contradicted by management * Previously agreed cost reimbursements now denied * Scope of works being arbitrarily reduced
This is a **pattern of behaviour**, not an isolated issue.

### September 2025 Context (For Reference)
After escalation to the Building Commissioner in 2025, Masterton addressed some issues including:
* External floodlight installation defects * Meter box compliance issues
However, even at that stage:
* Record keeping was inaccurate * Work completion was incorrectly reported * Follow-up was poor * Defects required escalation to be acknowledged
_____________________________________________________ Sept 2025 Charles @Masterton : Headed to the Building Commissioner to get all 8 of my External Floodlights set at the correct level, to get my Meter Boxes Covers Changed so that they comply with the IP rating requirements, and to sort out any other maintenance items. My Rating has fallen from a 5 to a 4 star as The After-Care is equivalent to a 2-star rating for the followup from the 90 Day Team. This is >1 year from handover and 90 day team not completed their work!
1) Masterton refuse to provide their list of work items that need to be done (so you best have a good memory and take detailed notes, and confirm the same by email)
2) They will ignore your email but you then have a record for the Building Commissioner Complaints (my next destination)
3) They do not follow-up to ensure workmen turn-up and have completed the promised works. eg The co-ordinator told me her records had the electrical remediation work noted as completed in Jan 2025 which was the reason she ignored my follow-up email of March 2025 asking what was happening after the electricians had attended in Feb 2025 (time warp in Masterton record-keeping).
4) Electrical Color Appointment at Pre-Construction, be wary: The admin person has no idea about what she is saying. (a) Sensor Floodlights supplied cannot also activate another floodlight (b) Height of External Lights - you MUST be specific or your will be annoyed (as I am). On a sloping site with split levels Masterton will install your floodlights at random heights (although the contract say "EXTERNAL LIGHT POINTS AT STANDARD HEIGHT". They do NOT actually have any standard heights it could be from 1.5m above floor. (c) You need to ask for and pay for the actual powerpoints for your rangehoods- otherwise its a powercord hidden behind cabinetry.
5) Complaint in Installation of External Floodlights: In my case with a split level home 4 out of the 6 external floodlights are at random heights vs the ground level ( 3 of which are at a height were safework would require scaffolds to get them replaced) .
The most annoying is the external laundry lights which are at about 1.6m above the floor level and the problem according to Masterton is that my external laundry "steps are too high", followed by multiple other irrational statements. Lights just need to be at the same height as the 2.4m door frame. All this despite their Electrician King& Lewis admitting at their site visit that this is an issue, and awaiting Masterton go ahead.
4) Build Quality Issue - External Meter boxes are supposed to weather-proof IP rated - so should close properly. Mine are have dented lids and are flapping open in the mild wind. Masterton supervisor says that "the trades have executed all works as per your contract, this is not a building fault or defect and therefore no further action can be taken by Masterton on this matter". All this despite their Electrician King& Lewis admitting at their site visit that this is an issue, and awaiting Masterton go ahead.
5) Material Quality Issue: The carpets provided with the Ultimate Range - defective . Look completely worn down after 1year. During the color consult was told did not need to upgrade them because were quality carpets, now being told that these are the cheapest carpets possible and it would be up to the manufacturer to sort out the Warranty Claim
6) Material Quality Issue : The Shower Screens - upgrade the glass if you can. Was not given that option and really regret this. The thin glass panels vibrate when you open/close the shower screen door so that glass winds up slamming. Waiting on the non-90 day maintenance team to sort out issue
7) Material Quality Issue: Gainsborough Privacy Locks - complete rubbish. Masterton has been back 3 times to fix them. Is also an issue with how Masterton trains its people on how to fix these locks. The screws for the spindles on most of mine were either loose or missing - so the handles kept drooping.

Overall, we appreciated the support from the team and were especially happy with Brett’s guidance during the build.

Janie helped us fulfill a few changes at post-construction stage and she organised PCA for the on-going support in approaching OC.
