A special mention goes to our Site Supervisor, Luca, who acted professionally throughout the build. He promptly addressed all the issues and had everything rectified within a week, well before our housewarming event. I also visited the site regularly, almost every week, to monitor the progress myself. Based on my experience, the workmanship and build quality were very good. Kaylah S., on-site CSO communicated regularly about completion of each stage and promptly updated my online portal. Luke G., site supervisor was super helpful since day one. He offered meetings on site, accommodated my request to have a private inspector, sent regular photos of each build progress. He also ensured defects found were rectified even post-handover. Luke was exceptional, highly experienced and skilled at his role. I’ve been told by people that it really matters who your site supervisor is. I found out later that Luke also was the site supervisor for my friend’s home completed a year prior. After seeing how beautifully built my friend’s home was, it was an easy decision to choose Mimosa homes. The build was completed within 4 months which is amazing. I am satisfied with the workmanship and quality of work. Small bumps regarding miscommunication and misunderstandings will be inevitable but the team handled any issues in a professional and respectful manner. However post handover service would give them 2 stars. Had some teething issues post handover. No hot water for 2 days because of poor install, no hot water and poor pressure in kitchen island which required a clean filter and a faulty isolator switch for the cooktop which left us with no cooktop for 7 days despite personally identifying the issue after 2 days. Not going to mark them down for this as every build has some moving in issues.
Had a number of other issues though. Wife noticed a damaged walk in robe door which took a month to get fixed and still waiting for two other issues to get looked at which have been mentioned a number of times. One being a poor install on the toilet which causes the cistern mechanism to jam intermittently and not fill and the other two push latches on kitchen cabinets not installed.
Overall, they are great right up to handover, but their post handover service needs a hell of a lot of improvement.

His communication throughout the build was clear and consistent, and every stage was handled with professionalism and pride. The quality control on our home was exceptional for the first time ever, we didn’t even feel the need to hire a private inspector. That alone speaks volumes about the standard he delivers.
Frank treated our home as if it were his own. The finishes, coordination of trades, and overall execution were outstanding.

revolving door of staff and constant management turnover, the actual build quality was haphazard. I found the roof insulation thrown around randomly rather than installed properly; they had to be called back specifically to fix it. The TV antenna wasn't even connected, and even simple tasks were botched—the hole for the washing machine hose was cut so small it was unusable until I enlarged it myself. They also damaged the council crossover during construction and have refused to take responsibility or repair it.
Now, they are attempting to avoid their structural warranty. They are refusing to seal a concrete path they installed as part of my contract, calling it 'owner maintenance' and giving me a 3-month ultimatum to fix their unfinished work.
The concrete path abuts the dwelling and includes an articulation joint. At handover, that joint consisted only of compressible foam and was left unsealed. While I acknowledge that sealants require ongoing upkeep over time, the absence of any sealant at handover allows uncontrolled surface water ingress at the footing edge, which is inconsistent with the moisture-control assumptions relied upon by AS 2870.
In this context, the issue is one of completion and compliance, not maintenance. A system cannot be maintained if it was never completed to a weather-tight condition in the first instance.
This is clearly a calculated tactic. I’ve seen other reviews where Mimosa uses the 'missing sealant' excuse as a standard loophole to avoid responsibility for foundation issues and slab heave. They deliver unfinished work and then blame the homeowner when the structure inevitably settles. Save yourself the stress and find a builder who stands by their work."

We would also like to sincerely thank our site supervisor Tim. We had an initial challenge on site involving a boundary/encroachment issue, and it did delay the start of our build. Tim and Jimmy Deol ,handled the situation very professionally, communicated well, and worked through it with the neighbour to resolve the issue so construction could finally begin. We truly appreciate the calm and practical way it was managed. Now we are at the lock-up stage within just about two months of construction starting, and we couldn’t be happier with the progress. I will say being able to access the showroom on weekends was extremely helpful, we went into our colour appointment essentially having everything selected. The girls at our appointment supported with external colour choices as this is what we were stuck with the most and ensured they flowed with our internal colour selections.
The build time was extremely fast being built in about 4-5 months, we weren't overly happy with the change in site supervisors as it happened extremely close to the end of our build, so felt that items raised from our private inspector kept getting missed or that we weren't listened to, ultimately left feeling like they just wanted to hurry up and get rid of our build - considering it is our first home this was extremely disappointing!
Since being in the house for about a month, we have noticed a number of items that will be raised at our 6 month maintenance period, however, again items that we raised and should've been fixed. Can't comment on how the home settles into place as it hasn't been long enough.
Overall, our experience wasn't terrible however just frustrating at times, just remember to know your rights throughout the process, engage a private inspector and be firm if there are things that need to be changed or fixed.
